In many way an agent will use the same criteria to choose a company that a seller uses. So from time to time the information below applies to both.

Choosing a company to work with can be the biggest, most critical decision an agent can make.


Myths
There are several myths believed by new and seasoned agents, sellers and buyers.

Myth #1
The right company will get business for me!
The fact of the matter is that business generated by the office may go to a preferred agent; someone so called schooled in the art of dealing with relocation people, etc. Most of the time the office or manager get a percentage of the commission and the agent is left with whatever is left.


Myth #2
I need a company with a big name!
Television is a powerful tool. The nationwide company spend millions to convince the public and their agents that a big name is important. The fact is that all the TV advertising never sold a single house. People do business with people. Houses are bought and sold by agents working with clients. Clients want an honest and diligent agent to work for them.


Myth #3
The bigger the office the better!
Some agents get listing by touting that because they are a part of a big office the sellers house will sell faster. One agent claimed to sell 90% of the homes in a certain subdivision and he was a part of a large office. When a study was made, it was found that of all the homes he listed, 20% canceled, all that sold where sold through other agents and only one of the other agents was in his office. The truth of the matter is that when a house is listed and put on the Multiple Listing Serves (MLS), it becomes available to thousands of agents and it is no surprise that an agent in another office would have the buyer .


Myth #4
The bigger companies have better ad programs Because they are large and may have many listing, they can't advertise all there listings through the news paper and other printed media. Many times, if the company publishes a magazine of homes, the magazine is not seen by the general public because competitive office will not make it available. Carriage Realty advertises in the two magazines that can be found in all the supermarkets and in most real estate offices. One is Harmon Homes and the other Select Homes.

The truth is that Mr. & Mrs. Seller, who have lived in there house for 30 years, couldn't care less about all of the above. They simply want and honest agent who will work hard with the best tools to market their home.

What are the tools you need?
There are essential tool and then there are expert tool. The essential tool are available at any office and all Realtors use them. Carriage Realty is an office that equips the agent with expert tools so as to set the company and agent apart from other real estate companies.

Basic (essential) Tools

License
It goes without saying that an agent must have a license; that's the law.

Training
The training given to prepare an agent to take the state exam to get a license in no way covers the many skills that are needed to sell real estate. Several of the big companies have training programs to develop the art of selling. Several agents attend together and there is little or no one-on-one tutoring. At Carriage Realty agents are coached and trained on a daily basis.

Multiple Listing Services
The next most essential tool is the MLS. In the Chicago land area there are two MLS that cover an area from the southern suburbs to Rockford, to the state line. In other words all of Northeastern Illinois. There are also real estate boards. If the office is a member of a given board, it is usually required that all agents in that office be members also. Only members of a board can be members of the larger MLS which is called Multiple Listing Service of Northern Illinois (MLSNI). However, the other service is called MAP MLS. It is the original MLS and many agents in some areas prefer to use it.

All the offices that are members of the Lake County Association of Realtors® or the Northshore Board of Realtors® are also members of MLSNI. However, very few are members of MAP. Because we feel the seller will get better exposure Carriage Realty is a member of both. We find that the added membership helps us get listings. Furthermore, MAP publishes the "Select Homes" magazine and only members can advertise in it.

Advertising Program
Agents and sellers both want to be sure the there homes are presented to the general public. While the MLS is the most powerful tool, it is passive and can only be accessed by agents. An agent must present a criteria to it and it will in-turn give the agent all the properties that match the criteria. Advertising on the other hand takes the property to the public and in doing so may interest a buyer for that home or another. The seller, company and agent benefit from advertising. More??

Few companies have attempted to tap the power of the Internet, Radio and Television. None have take them to the level of sophistication as has Carriage Realty. These are the Expert Tools.

At the Carriage sight viewers can see several views, here a narration of the property, get a dossier on the listing agent and make direct e-mail contact.

Greater exposure for agents.
At Carriage Realty an agent has his own web page which is linked to his e-mail. The webpage promotes the training, expertise and skills of the agents. From the home page of carriagerealty.com, viewers can select "Agent Profiles" get a list of all our agents with a thumb nail photo. Clicking on an agents photo brings up the agents webpage with a dossier and other information about the agent. The viewer can send an e-mail message to the agent which is sent directly to the agents pager. People want prompt service and this makes it possible.

Pagers
Each agent is provided with an alpha/numeric pager. This helps the agent keep in touch with the office, their clients and the Internet. The office can send a type written message to the pager. The client can call the pager and leave a voice mail message or key in their phone number for immediate response. The e-mail messages from the Internet are sent directly to the page

Voice Mail
Calls taken at the office can be sent to voice mail when agents are not in the office. We will show you how to have your home phone and/or your cell phone switch callers to your voice mail when your phones are busy or unanswered. The best part is that within minutes of a caller leaving a message, you are paged to let you know that you have a message waiting.

We have found that buyers and sellers want to be in close contact with their agent and the Carriage Realty programs make that possible.

Best Listing Programs
If there is one thing our competition doesn't like about Carriage Realty is that we do more for the client and charge them less.

The one thing sellers dislike the most is the high commission costs. We believe that if General Motors and IBM found ways to give a better product or service at a lower price, we have to do the same. However, lower cost to the seller does not mean lower commissions to other co- operating offices that would show our listings. The seller make the decision but we always recommend a fair compensation. Also, we do not expect our agents to earn less than they would working with another office. We can demonstrate that working with Carriage Realty you would earn from 15% to 27% more.

Best Commission Program
It is worth pointing out that some of the large companies charge you an initiation fee. This could be as much as $500 for the privilege of them bring them sales The typical office pays 50% of a commission earned after first subtracting franchise fees, legal fees, signs, and etc. This could reduce the percentage to as little as 45%. That means if you sell a house for $200,000 that pays 3% to the selling office which is $6,000, you would get about $2,760 and the office would keep $3,300. At Carriage Realty you would get $3,600 and Carriage would get $2,400. After you have some experience and certain equipment your commission on the same sale would be $4,800 or more. Last year an agent that started with us just after receiving his license made $84,000. You can do it too.

The Cost to Get Started
Real Estate sales people are independent contractors who work for the broker who manages an office. So in many ways the agent has his own business within the office of the company. There are several startup costs new agents must pay before they can get started.

Prelicensing School

State Exam and Licensing
After you have finished the prelicensing school and successfully past the exam, you are entitled to take the state exam. A passing grade is 75%. The cost of the state exam is $100.00. After you pass the state exam you must be sponsored by an office and work under the supervision of the broker managing that office. We hope this is where we fit in. The broker will prepare a 45 day sponsor card and will mail your state test results to Springfield and your ready to go to work. Within the 45 days, the state will mail your official license and pocket card. The license is displayed on the wall of the office and you keep you pocket card with you at all times.

Board and MLS Membership
Most offices in Lake County are members of The Lake County Association of Realtors (LCAR). The cost for a new member to join is $350 for initial training on contracts and etc. plus $264 annual dues. There is also a monthly charge after you've joined.

Office Costs
Some companies require several hundred dollars to join their office. The cost is for some basic supplies like business cards and open house signs. Carriage Realty does not charge agents to join the office. We know the startup costs for new agents is high and we try help as much as possible.
